The information above is intended as a general guideline for the design of a single-family residence.

The scope of work required for each project varies depending on the building type, size, and complexity.

Factors such as coordination with local authorities, design requirements, and the time and effort involved differ from project to project.

For this reason, we discuss the details with each client individually and provide a proposal tailored to their specific needs.

Our design and construction administration fees are quoted based on the scope of services required for each project.

As a general guide, our fee is typically 8–12% of the total construction cost.

Payments are normally made in three installments. However, we are happy to adjust the payment schedule, number of installments, and payment proportions to suit each client's preferences and circumstances.

Please note that the following costs are not included in our design and construction administration fee:

・Building permit application fees, which are paid to the relevant local authority or an authorized building inspection agency.

・Structural engineering fees, if structural calculations are required.

Depending on the size, complexity, and structural system of the project, these services may be provided by an independent structural engineering consultant.

Taxes are charged separately where applicable.

For projects located outside our usual service area, additional travel expenses may also apply.

We will discuss these with you in advance.

Please note: The information provided above is intended as a general guideline only. Every project is unique, and the final scope of services and fees will be tailored to your specific requirements and circumstances. We are committed to providing transparent, flexible, and personalized service, so please feel free to contact us for a consultation.
